Consider the following timeline, working in reverse order:
Let’s say your target move-in month is May, the month the lease on your apartment is up.
If you close on your home in March, you don’t have to start payments on your new home until May.
Now, it typically takes 4-6 weeks to close on a home due to inspection periods, appraisals, loan approval, and other processes. That means you’ll want to have found a home and gone under contract by late January to early February.
Based on that projection you still have time, right? Well, according to the National Association of Realtors the average homebuyer spends about 8 weeks house shopping. Based on that estimate, you’ll want to begin looking…right now. That’s right! December is the time to begin looking for a house if you plan to buy in the spring.
